Problem Signs/Yard Sinkholes
PROBLEM SIGN · CHARLOTTE, NC
Yard Sinkholes near your home — and what they’re really telling you.
A sinkhole in your yard is not a landscaping problem. It is a structural warning. When a sewer line collapses or breaks underground, the soil above it erodes and the ground caves in. Left alone, it gets bigger — and more dangerous. Here is what yard sinkholes mean and what LiningWorks does about them.
Free phone consultation. Flat-rate pricing. No upsells, ever.
We'll call you back within one business hour. No automated systems.
WHY HOMEOWNERS TRUST US
Why Charlotte homeowners call LiningWorks first about Yard Sinkholes.
A sinkhole over a sewer line requires a camera scope before any repair. We confirm the cause, quote a flat rate, and fix it — often without any excavation. Four things make our sinkhole calls different.
Yard Sinkholes diagnosed by a licensed plumber
NC Plumbing License #16952. Every yard sinkhole call we take is evaluated by a licensed technician who understands soil erosion and pipe collapse.
Yard Sinkholes confirmed by camera inspection
We run the camera before we touch the yard. You see the pipe condition — collapse, crack, joint gap — on screen before we quote anything.
Yard Sinkholes fixed at a flat written rate
No hourly digging bills. One flat price in writing before we start.
Yard Sinkholes repaired with minimal excavation
Most pipe failures under a sinkhole can be fixed trenchlessly or with a single small access point — not a full open-cut excavation.
The most common causes of Yard Sinkholes in Charlotte.
Almost every residential yard sinkhole we scope in Charlotte traces to one of these four pipe failures.
How Yard Sinkholes develop:
Collapsed or crushed sewer pipe underground
Old clay tile and cast iron become brittle over decades. Ground movement or heavy vehicle traffic can collapse a section, leaving a void that the soil above fills in.
Tree roots destroying the pipe from inside
Root masses grow large enough to crack the pipe wall wide open. Once the pipe wall fails, soil enters the pipe and the ground above drops.
Failed pipe joints allowing soil infiltration
Clay-tile joints held together by oakum or mortar eventually fail. A gap wide enough for roots is wide enough for soil to slowly enter the pipe and erode the yard above.
Pipe corrosion creating a structural failure
Cast iron that has corroded through loses its structural integrity. The pipe collapses inward under the weight of the soil above, and a sinkhole follows.
Yard Sinkholes fixed: a Cotswold home with a 4-foot depression.
The homeowner noticed a soft spot in the lawn that had grown to a 4-foot depression over six months. LiningWorks scoped and found a fully collapsed clay-tile section at 33 feet. We accessed it with a single 18-inch keyhole cut, replaced the failed section, and backfilled. The rest of the line was lined trenchlessly.
Yard sinkholes look dramatic but the pipe fix is often straightforward once a camera confirms exactly where and how the failure occurred. One targeted repair beats an open-cut trench every time.

We had a plumbing emergency around the holiday's and called a local plumbing company. They cleared the line and quoted a pretty high price to dig up my yard and fix the damaged sewer line. The next day I found LiningWorks online and called Jeremiah. He was very helpful and confident they could fix my sewer line without digging. Seemed too good to be true. The lining has been installed, yard not damaged and looks to have resolved the break. Jeremiah even offered to come back and scope it at a later time to ensure it's all good. Highly recommend Lining Works for any situation where you can't or don't want to dig. Thanks guys!

LiningWorks was top notch. We had a sewer main that got damaged and was completely blocked up. They were able to clear the drain, remove all issues, and reline the entire sewer main without cutting out my driveway and yard. And they were able to get the job done in one day. I would and plan to do business these guys again in the future and would highly recommend them to others.

Where do I begin? Let's just say I had an absolute nightmare on my hands for about 5 years with my sewage. I had one company quote me 7k after he snaked my sewage line and from there I just kept snaking it every year. I dreaded the oncoming financial disaster but I bit the bullet and called LiningWorks. BEST home decision of 5 years. Jeremiah came out and tackled this chaos with grace and integrity. He got down to the root of it — after years of money, anxiety, and frustration he found out it was a city problem! I will definitely be calling LiningWorks when my lining needs replacing. Call them now, you will not be disappointed.

I am very happy with the work that was done and the clean up after the job was done. Jeremiah and Ralph are very professional and skilled in their craft. I received an estimate and the job did exceed the original estimate. I contacted them about it and they were very understanding and explained why.

The main drain line in our airbnb kept clogging up, filling the house with an awful sewage smell. We had drain cleaners come out to clear the line every couple months but it finally got so bad we had to close off our bookings. LiningWorks were very prompt in coming out. We discovered tree roots had broken up our line. Our sewage line runs under a tree and 6ft deep through our crawlspace so digging it up was going to be a nightmare. Liningworks was able to cut the tree roots out and line the pipe without any digging so that it's as good as new. Would definitely recommend them to anyone needing sewage line repair.
