Family Owned
The trenchless contractor your tenants will not even know was there.
Commercial pipe rehabilitation has one priority that residential work does not have:
operational continuity. Trenchless methods mean no excavation through lobby floors, no parking lot closures,
no utility conflicts, and no tenant complaints about a construction crew outside their windows for a week.
01
Zero subcontracting
Our licensed crew handles every stage — inspection, cleaning, lining, verification, and documentation. No handoffs, no quality gaps, no surprises on the back end.
02
Formal project documentation
Every commercial project includes CCTV inspection reports, pre- and post-install footage, and as-built documentation suitable for board reporting, engineering review, or municipal record-keeping.
03
Scheduling built around your operations
We work off-hours when needed, coordinate with property management, and plan access around tenant schedules. The goal is zero operational disruption.
04
Written scope, fixed price
Every commercial project is scoped in detail before work begins. The proposal number is the invoice number — no change-order surprises halfway through your project.
Three minutes of real jobsite footage — camera inspection, liner pull-through, cure, and the camera-verified result. No animation, no stock B-roll.
COMMERCIAL TRENCHLESS FAQ
The questions property managers and facility directors ask us most.
Short, honest answers — same way we'd explain it on the phone.
We handle commercial trenchless pipe repair and rehabilitation for a wide range of project types: multi-family residential buildings (apartments, condos, townhomes), HOA common-area pipe systems, commercial office and retail properties, light industrial facilities, municipal lateral and mainline infrastructure, and mixed-use developments. We work directly with property managers, facility directors, engineers, and contractors.
Yes. HOA common-area pipe systems — including shared lateral lines, parking lot storm drains, and building stacks — are one of our most common project types. We provide condition reports, multiple rehabilitation options with trade-offs, and formal proposals that work within HOA board review and approval processes.
Traditional pipe replacement at a commercial property typically means significant excavation, business interruption, pavement restoration, and landscaping repair — often at two to three times the cost of trenchless lining. CIPP installs a new structural pipe inside the existing one from access points at each end. Tenants and operations are rarely interrupted, the pavement above stays intact, and the finished product is rated for 50+ years.
Yes — this is one of the primary reasons commercial clients choose trenchless. We schedule work around your tenants, off-hours if needed, and the small footprint of trenchless access points means most projects avoid lobby closures, parking disruptions, or operational downtime. We coordinate directly with property management and building engineers on scheduling.
Yes. Preventive maintenance contracts include scheduled hydro jetting, annual CCTV inspections, and condition monitoring across your pipe inventory. For multi-building or multi-unit properties, this approach catches deterioration early and avoids the emergency service premiums that come with reactive repairs.
We reline pipes from 4 inches through 60 inches in diameter across all common commercial pipe materials: clay, concrete, cast iron, PVC, ABS, ductile iron, and HDPE. Larger diameter applications use structural CIPP formulations appropriate for high-load commercial and municipal service conditions.
Commercial trenchless repair across Charlotte and nearby areas.
Operating from Mocksville and Charlotte, we serve commercial clients throughout Charlotte Metro and the Triad — same-week project consultations, on-site CCTV assessments, and scheduled mobilization to fit your timeline.
From first conversation to finished commercial pipe system — three steps.
We treat every commercial project as a partnership — not a one-time service call. Here is how we approach it from start to finish.
01
Project consultation
Tell us the property type, the pipe system involved, the issue or objective, and any scheduling constraints. We determine whether trenchless is the right approach and outline what an assessment would involve before any mobilization cost.
02
CCTV inspection & scoped proposal
We conduct a full-length CCTV inspection of the relevant pipe system and deliver a written condition report with footage. Based on the findings, we provide a detailed scope of work and flat-rate proposal — ready for board or management approval.
03
Rehabilitation, verification, documentation
We mobilize on the agreed schedule, complete the rehabilitation, perform post-installation CCTV verification, and deliver full as-built documentation. Final sign-off before we demobilize.
Commercial pipe problems need a commercial-grade solution. That is us.
Mon–Sat, 7:00 AM to 6:00 PM. Free project consultation. Formal written proposal. Flexible scheduling around your operations.

We had a plumbing emergency around the holiday's and called a local plumbing company. They cleared the line and quoted a pretty high price to dig up my yard and fix the damaged sewer line. The next day I found LiningWorks online and called Jeremiah. He was very helpful and confident they could fix my sewer line without digging. Seemed too good to be true. The lining has been installed, yard not damaged and looks to have resolved the break. Jeremiah even offered to come back and scope it at a later time to ensure it's all good. Highly recommend Lining Works for any situation where you can't or don't want to dig. Thanks guys!

LiningWorks was top notch. We had a sewer main that got damaged and was completely blocked up. They were able to clear the drain, remove all issues, and reline the entire sewer main without cutting out my driveway and yard. And they were able to get the job done in one day. I would and plan to do business these guys again in the future and would highly recommend them to others.

Where do I begin? Let's just say I had an absolute nightmare on my hands for about 5 years with my sewage. I had one company quote me 7k after he snaked my sewage line and from there I just kept snaking it every year. I dreaded the oncoming financial disaster but I bit the bullet and called LiningWorks. BEST home decision of 5 years. Jeremiah came out and tackled this chaos with grace and integrity. Come to find out my line and lining is in pretty good shape. He got down to the "root" of it. After years of money, anxiety, and frustration he found out it was a city problem! I will definitely be calling LiningWorks when my lining needs replacing. Call them now, you will not be disappointed.

I am very happy with the work that was done and the clean up after the job was done. Jeremiah and Ralph are very professional and skilled in their craft. I received an estimate and the job did exceed the original estimate. I contacted them about it and they were very understanding and explained why.

Lining Works was excellent to work with. They were perfectly professional. They were organized, efficient, and friendly throughout the whole process. They took time to answer all of our questions. Pipe lining is an incredible option and the team at Lining Works couldn't have been better. They were also transparent, honest, and consistent with their cost/pricing. We couldn't be happier. We feel very fortunate that we found Lining Works. Great guys!

The main drain line in our airbnb kept clogging up, filling the house with an awful sewage smell. We had drain cleaners come out to clear the line every couple months but it finally got so bad we had to close off our bookings. LiningWorks were very prompt in coming out. We discovered tree roots had broken up our line. Our sewage line runs under a tree and 6ft deep through our crawlspace so digging it up was going to be a nightmare. Liningworks was able to cut the tree roots out and line the pipe without any digging so that it's as good as new. Would definitely recommend them to anyone needing sewage line repair.
