PROBLEM SIGN · COMMERCIAL TRENCHLESS REPAIR

Sinkholes and ground settlement above pipe routes mean voids are forming below the surface.

Surface depressions and sinkholes appearing above commercial pipe routes are not a surface problem — they're a subsurface void problem. Water infiltrating through failed pipe joints carries fine soil particles with it over time, creating growing voids that eventually manifest as surface depressions, pavement cracking, and sinkholes.

HOW VOIDS FORM

The mechanism from failed pipe joint to sinkhole.

Sinkhole formation above commercial pipe routes is a predictable consequence of water infiltration through failed joints — following a progression that takes months to years before the surface collapses.

Water enters through failed joint or crack under hydraulic pressure

Every time the pipe system carries flow, water pressure at failed joints and cracks forces water into the surrounding soil. Over months, this establishes a persistent flow path through the native soil.

Flow path carries fine-grained soil particles toward the pipe

Once a flow path is established, water moving toward the pipe carries fine-grained soil particles with it — progressively removing material from the soil matrix surrounding the pipe.

Void develops in the soil directly above the failed joint

As fine particles are removed over time, a void forms in the soil above and around the failed joint. The void grows with each flow cycle — until it reaches a size that the surface cannot bridge.

Surface collapses when the soil arch above the void fails

Surface depressions, pavement cracking, and sinkholes appear when the soil arch above the void fails — often triggered by surface loading, precipitation, or simple continued growth of the void.

WHY SPEED MATTERS

Why sinkhole progression accelerates once surface movement begins.

Once surface depressions begin forming above a commercial pipe route, the void formation process accelerates — surface movement increases the rate of soil transport and the rate of void growth.

  • Surface movement creates new flow paths in addition to existing ones
Once the surface begins to move, the settlement process creates new fracture paths through the soil above the void — increasing the rate of material transport and void growth.
  • Utility infrastructure near the pipe may be affected as voids grow
Voids forming around a failed pipe joint can undermine adjacent utility infrastructure — conduit, water mains, gas lines — as the void extends beyond the original pipe zone.
  • Larger void requires more extensive remediation to restore bearing capacity
Smaller voids can often be addressed with pipe rehabilitation and pressure grouting from the surface. Larger voids may require excavation to restore soil bearing capacity — significantly increasing remediation cost.

PIPE TYPES MOST INVOLVED

Pipe systems and site conditions most commonly associated with sinkhole formation.

Sinkhole formation above commercial pipe routes is most common in older segmental pipe systems in granular soil environments — where fine-particle transport through failed joints is most efficient.

Segmental pipe systems in sandy or gravelly soils

Sandy and gravelly soils have the particle size distribution that allows fine-particle transport through joint openings — making void formation faster and more progressive than in cohesive clay soils.

Deep pipe installations under high traffic loading

Pipes installed at greater depths under high traffic loading experience higher sustained differential settlement forces — accelerating joint opening and the rate of fine-particle transport.

Properties near construction activity or dewatering

Construction dewatering and ground disturbance adjacent to commercial properties can increase differential settlement and accelerate joint failure in nearby pipe systems — triggering void formation.

Older concrete pipe with mortar joints that have fully deteriorated

Mortar joints in older concrete pipe systems eventually deteriorate completely — leaving large open annular spaces at every joint. These large openings allow rapid fine-particle transport.

BEFORE & AFTER

Office park parking lot — three surface depressions traced to failed storm drain joints.

A Charlotte office park had developed three visible surface depressions in the main parking lot over a period of approximately 18 months — all within 15 feet of the storm drain main. Camera inspection found joint separation at two locations and a partial crown crack at a third — all within the parking lot zone.

LiningWorks CIPP-lined the full affected storm drain run through existing manhole access points. Post-installation camera confirmed full liner bond at all three previously identified defect locations. The parking lot surface was not disturbed. The surface depressions were grouted from above after liner installation.

We had a plumbing emergency around the holiday's and called a local plumbing company. They cleared the line and quoted a pretty high price to dig up my yard and fix the damaged sewer line. The next day I found LiningWorks online and called Jeremiah. He was very helpful and confident they could fix my sewer line without digging. Seemed too good to be true. The lining has been installed, yard not damaged and looks to have resolved the break. Jeremiah even offered to come back and scope it at a later time to ensure it's all good. Highly recommend Lining Works for any situation where you can't or don't want to dig. Thanks guys!

LiningWorks was top notch. We had a sewer main that got damaged and was completely blocked up. They were able to clear the drain, remove all issues, and reline the entire sewer main without cutting out my driveway and yard. And they were able to get the job done in one day. I would and plan to do business these guys again in the future and would highly recommend them to others.

Where do I begin? Let's just say I had an absolute nightmare on my hands for about 5 years with my sewage. I had one company quote me 7k after he snaked my sewage line and from there I just kept snaking it every year. I dreaded the oncoming financial disaster but I bit the bullet and called LiningWorks. BEST home decision of 5 years. Jeremiah came out and tackled this chaos with grace and integrity. He got down to the root of it — after years of money, anxiety, and frustration he found out it was a city problem! I will definitely be calling LiningWorks when my lining needs replacing. Call them now, you will not be disappointed.

The main drain line in our airbnb kept clogging up, filling the house with an awful sewage smell. We had drain cleaners come out to clear the line every couple months but it finally got so bad we had to close off our bookings. LiningWorks were very prompt in coming out. We discovered tree roots had broken up our line. Our sewage line runs under a tree and 6ft deep through our crawlspace so digging it up was going to be a nightmare. Liningworks was able to cut the tree roots out and line the pipe without any digging so that it's as good as new. Would definitely recommend them to anyone needing sewage line repair.

WHY LININGWORKS

How LiningWorks addresses sinkhole-causing pipe failures.

Sinkhole remediation starts with stopping the water infiltration through pipe rehabilitation — then addressing the void with pressure grouting from the surface. LiningWorks handles the pipe component without excavation.

Camera inspection locates every joint failure in the void zone

CCTV inspection of the pipe run beneath the sinkhole area identifies all failed joints and cracks within the void-forming zone — ensuring the liner scope covers all active infiltration sources.

CIPP lining stops water infiltration through all identified defects

CIPP lining seals all joints and cracks along the full liner run — stopping the water infiltration that has been carrying fine soil particles and maintaining the void formation process.

No excavation of the sinkhole zone for pipe rehabilitation

CIPP lining is performed through existing manholes and access points — no excavation of the sinkhole area, no further disturbance of the void zone soil during the pipe rehabilitation phase.

Documented pipe condition before and after rehabilitation

Pre- and post-rehabilitation camera documentation for property records — providing objective evidence that all identified pipe defects in the sinkhole zone have been fully rehabilitated.

HOW TO GET STARTED

Start sinkhole-related pipe rehabilitation in three steps.

Camera inspection first — identify all pipe defects in the void zone before the surface condition worsens.

01

Call and describe the surface conditions

336-477-3218, Mon–Sat 7AM–6PM. Surface depressions, pavement cracking above pipe routes, small sinkholes — describe the location and timeline and we'll assess urgency and schedule promptly.

02

Camera inspection of the pipe beneath the settlement zone

We scope the pipe run beneath the affected surface area, identify all joint failures and structural defects, and develop a CIPP lining scope that covers the full void-generating zone.

03

CIPP lining stops infiltration — surface grouting addresses the void

CIPP lining through existing manholes seals all pipe defects. Post-installation camera verifies full liner coverage. Void remediation by pressure grouting from the surface completes the restoration.
