PROBLEM SIGN · COMMERCIAL TRENCHLESS REPAIR

Inflow and infiltration entering your commercial pipe system costs money every day.

Stormwater and groundwater that enter commercial sanitary sewer and process piping through cracked joints, failed seals, and deteriorated manholes add volume to systems designed for wastewater only — increasing treatment costs, overwhelming pump capacity, and causing compliance problems during wet weather events.

WHAT CAUSES I&I

How stormwater and groundwater enter commercial pipe systems.

Inflow and infiltration enter commercial pipe systems through specific structural failure points — most of which are identifiable and addressable through trenchless rehabilitation.

Cracked pipe wall sections allowing groundwater infiltration

Pipe wall cracks — common in aging concrete and clay — allow groundwater to seep into the system continuously during wet weather, adding background infiltration volume that accumulates across long pipe runs.

Failed or deteriorated joint seals

Joint seals in segmental pipe systems fail over time — allowing groundwater to enter at every joint across the full pipe run. Each failed joint adds a small but consistent infiltration volume.

Deteriorated manhole base seals and cone sections

Manhole infrastructure deteriorates at base connections, cone sections, and grade ring adjustments — allowing significant inflow during rain events when surface water overrides the manhole cover.

Illegal storm drain connections to sanitary systems

Direct roof drain, sump pump, or catch basin connections to sanitary sewer lines introduce structured inflow volumes — visible as immediate flow spikes during rain events on flow monitoring data.

IDENTIFYING THE SOURCE

How LiningWorks locates infiltration sources in commercial systems.

Inflow and infiltration assessment uses CCTV camera inspection under wet conditions to identify the precise locations where water is entering the system.

  • Wet-weather camera inspection catches active infiltration
Camera inspection during or immediately after rain events identifies active water entry points — joints, cracks, and manhole connections where water is visibly entering the system under field conditions.
  • Flow monitoring quantifies infiltration volume over reporting periods
Pre- and post-rehabilitation flow monitoring documents the volume reduction achieved by trenchless rehabilitation — providing documentation for regulatory reporting and system capacity planning.
  • CCTV footage documents conditions for utility and property records
Pre-rehabilitation camera documentation provides an objective record of pipe conditions and infiltration locations — useful for compliance reporting and rehabilitation scope justification.

SYSTEMS MOST AFFECTED

Commercial pipe systems most commonly affected by inflow and infiltration.

Inflow and infiltration problems are most severe in older commercial systems where joint seals have aged past their design life and manhole infrastructure has deteriorated.

Pre-1990 sanitary sewer mains with ungrouted bell-and-spigot joints

Bell-and-spigot VCP and RCP systems installed before 1990 used mortar or oakum joint seals that have deteriorated over decades — creating open joint gaps across every pipe segment.

High groundwater table properties — basement and below-grade systems

Commercial properties with basements, parking garages, or below-grade infrastructure in high groundwater areas experience continuous infiltration pressure on all below-grade pipe.

Systems near natural drainage areas with seasonal water table changes

Commercial properties adjacent to streams, wetlands, or in low-lying areas experience seasonal groundwater table changes that dramatically affect infiltration volumes in aging systems.

Urban commercial properties with aging manhole infrastructure

Manhole infrastructure in urban commercial zones deteriorates through traffic loading, freeze-thaw cycling, and chemical exposure — generating significant inflow volumes during precipitation events.

BEFORE & AFTER

Office park sanitary sewer — infiltration volume reduced 82% with CIPP lining.

A Greensboro office park with a private sanitary sewer collection system was experiencing wet-weather surcharging during rain events — causing backup risk at the lowest-elevation building. Flow monitoring over 30 days confirmed infiltration volumes were running 3.2x the dry-weather baseline during and after significant rain events.

Camera inspection identified joint failure across approximately 60% of the collection system's pipe length. LiningWorks installed CIPP liners through all identified defect segments in a single mobilization. Post-rehabilitation flow monitoring over the following 30 days confirmed an 82% reduction in wet-weather infiltration volume.

We had a plumbing emergency around the holiday's and called a local plumbing company. They cleared the line and quoted a pretty high price to dig up my yard and fix the damaged sewer line. The next day I found LiningWorks online and called Jeremiah. He was very helpful and confident they could fix my sewer line without digging. Seemed too good to be true. The lining has been installed, yard not damaged and looks to have resolved the break. Jeremiah even offered to come back and scope it at a later time to ensure it's all good. Highly recommend Lining Works for any situation where you can't or don't want to dig. Thanks guys!

LiningWorks was top notch. We had a sewer main that got damaged and was completely blocked up. They were able to clear the drain, remove all issues, and reline the entire sewer main without cutting out my driveway and yard. And they were able to get the job done in one day. I would and plan to do business these guys again in the future and would highly recommend them to others.

Where do I begin? Let's just say I had an absolute nightmare on my hands for about 5 years with my sewage. I had one company quote me 7k after he snaked my sewage line and from there I just kept snaking it every year. I dreaded the oncoming financial disaster but I bit the bullet and called LiningWorks. BEST home decision of 5 years. Jeremiah came out and tackled this chaos with grace and integrity. He got down to the root of it — after years of money, anxiety, and frustration he found out it was a city problem! I will definitely be calling LiningWorks when my lining needs replacing. Call them now, you will not be disappointed.

The main drain line in our airbnb kept clogging up, filling the house with an awful sewage smell. We had drain cleaners come out to clear the line every couple months but it finally got so bad we had to close off our bookings. LiningWorks were very prompt in coming out. We discovered tree roots had broken up our line. Our sewage line runs under a tree and 6ft deep through our crawlspace so digging it up was going to be a nightmare. Liningworks was able to cut the tree roots out and line the pipe without any digging so that it's as good as new. Would definitely recommend them to anyone needing sewage line repair.
